For most North Americans, the idea of buying a home without a thorough inspection seems unthinkable.
But in Costa Rica, home inspections haven’t always been part of the process.
When you’re relocating to Atenas, understanding the role of home inspections can save you money, stress, and surprises down the road.
What We Discovered About Home Inspections
When Gerardo and I first moved to Costa Rica and opened our real estate business, we quickly realized that things worked differently here.
Back in Florida, home inspections were standard practice, but in Costa Rica, finding a qualified inspector felt like searching for a needle in a haystack.
In one memorable experience, buyers requested a home inspection on our personal residence. The inspector, claiming to be a professional, asked me what a GFI plug was and couldn’t even identify the 150-amp main breaker. I was horrified—not just for myself, but for the buyers relying on this “expert.”
Fast forward to today, and while things have improved, finding a professional inspector still requires care and experience. So, do you need a home inspection in Costa Rica? Absolutely. Here’s why.
5 Reasons to Get a Home Inspection in Costa Rica
#1 Uncover Structural Issues
Costa Rica is a seismic country, making structural integrity a top priority. A home inspection focuses on the essentials:
- Roof condition
- Foundation stability
- Major structural components
If the inspection uncovers serious problems, you have options:
- Negotiate repairs or a credit at closing
- Walk away from the deal without penalty
- Without an inspection, you risk paying out of pocket for costly repairs after the purchase
Known for its stunning beaches and sunny climate, Guanacaste is a favorite among beach lovers and luxury travelers.
Top Beaches: Tamarindo is a lively surf town with bars, restaurants, and nightlife. Playa Flamingo is laid-back and upscale, with a new marina. Playa Conchal has white sand and turquoise waters perfect for relaxing.
Don’t Miss: Rincón de la Vieja National Park, where volcanic activity creates surreal landscapes of hot springs, fumaroles, and mud pools.
#2 Identify Problems with Major Systems
A professional inspector will evaluate the home’s essential systems, including:
- Plumbing and septic systems
- Electrical service
- Appliances and air conditioning (if applicable)
Issues with these systems can add up quickly. Identifying problems early helps you make an informed decision before closing.
#3 Save Money in the Long Run
While home inspections typically cost between $300 and $600 USD, depending on the property size and age, it’s a small investment compared to the potential cost of major repairs. For example:
Replacing a roof could cost 10x more than the inspection fee.
A little due diligence now can save you thousands later.
#4 Strengthen Your Negotiating Power
If the inspection reveals issues, you can use this information to renegotiate the purchase price or request repairs. However, keep in mind that most properties in Costa Rica are sold as-is, meaning sellers may not agree to fix anything.
Tip: Include a contingency clause in your purchase agreement that allows you to back out if the inspection uncovers significant problems.
#5 Peace of Mind
The most important reason to get a home inspection? Peace of mind. Buying a home in Costa Rica is a major investment, and you deserve to know exactly what you’re getting into.
Finding a Reliable Home Inspector
In Costa Rica, professional home inspectors can be hard to come by. If needed, a local architect or structural engineer can provide a thorough assessment of the property.
