The age-old adage of location, location, location always holds true. Convenience is usually top of mind for buyers, but in Costa Rica, being ten to twenty minutes outside of town is often not only acceptable—it’s desirable. The peace and tranquility more than compensate for the extra drive, especially when every neighborhood has its own pulpería (a small grocery store) for everyday essentials.

Multiple Listing Service (MLS)

While Costa Rica technically has an MLS, it doesn’t function as it does in North America. Instead, you’ll need to rely on your agent’s professional expertise and comparisons of recently sold homes. Trust your instincts, and work with an experienced local realtor who can help you navigate pricing.

Gated communities in Atenas typically offer 24-hour security, though you won’t see the long list of amenities common in North American subdivisions. Monthly community fees remain low as a result.

Countryside Condos

Unlike San José or the beaches, countryside condos are rare. Most buyers here want space, privacy, and gardens—not shared walls.
